最近，蕾哈娜在國外上了熱搜。
不是因為發新專輯、也不是因為要開新產品線，而是...
她斥41.5萬美元（折合人民幣約300萬元）巨資在美國漢普頓了租下一套濱水別墅，而租期不過是短短一個月。
而蕾哈娜也不是這幢別墅唯一一位有名的租客，卡戴珊姐妹也曾居住過這裡。
雖然別墅外表看起來比較簡樸，但內部的裝潢相當簡約清爽，安寧舒適。可以說是除了租金外，其他條件相當不錯。
提到這天價的租金，對於出國的同學來說，租房一直是除了學業外最令人頭疼的問題。
能申請上學校官方提供的宿舍自然是好事，但如果大概率申請不到的時候，也只能拿出Plan B：外出租住了。
在國內租到順心如意的房子尚且不易，更遑論去到異國他鄉了。
今天哥請來郝妍老師，和大家聊一聊國外租房的那些事兒，比如有哪些戶型？或者在租房中有哪些需要注意的事項？

國外房型選擇
初到異國他鄉，首先要面臨的就是住宿和租房的問題。比如在英國街上大家上隨處可見這種To Let的標誌。

大家可別千萬看錯成toilet哦，人家可是正經的租房中介letting agency。
留學生們最優選的住宿地點當然是宿舍啦(student dormitory), 根據預算，大家可以選擇的房型也會不一樣。
En-suite
An ensuite room is a room that has a toilet and comes with a shower and/or bath. Private rooms and dorm style rooms can be ensuite.
En-suite指的是臥室自帶衛生間的房型，通常可能需要和別人共享一個廚房，或者是其他的休息區。
Studio apartment
Studio apartments, also known as a bachelor-style apartment, efficiency apartment or a studio flat, they are small and self-contained.
Studios 一般是單身小型公寓（就是開間），廚房配套和衛生間都包含在內，很舒適便捷。
Detached house
Detached houses do not share any walls with a separate structure. They also tend to have both front and back gardens. Associated with a greater degree of privacy when compared to other variants
如果不想住在學生公寓的同學，也可以和朋友合租一獨棟的房子，空間更大也可以有更多好朋友一起居住。
獨棟別墅就是獨立擁有自己的建築結構的房型。一般會有前院和後花園，能夠很好的保護自己的隱私。
Terraced house
Terraced houses are some of the most well-known and iconic housing types within the United Kingdom. They're connected by a single wall on either side. The main advantage here is that this type of construction saves a great deal of space.
聯排別墅在英國是極具代表性的建築。兩面由一組牆連接。這種房型最大的好處就是節省了很多空間，價格上一般也會更有優勢。
Penthouse
A penthouse apartment is typically the apartment unit or units on the highest floor of an apartment. Many penthouse apartments feature luxuries that are not standard for the rest of the apartment complex.
閣樓套房一般是指市中心公寓樓的頂層，可以遠眺整座城市的風景。此外這種戶型的標配少不了奢華的裝修。
Villa/Mansion
Villa is a large and luxurious country house in its own grounds. It is a type of house that was originally an ancient Roman upper-class country house.
注意哦，這兩種房子都是指佔地面積超大的豪宅。日常語境下會有一丟丟細微的差別。
Villa可以指鄉村裡的住宅，有泳池有花園有農場。
Mansion則專指住宅面積非常大的地方。
furnished
Furnished apartments usually come equipped with furniture, basic kitchen appliances and tableware, bathroom necessities, a washer/dryer set, and possibly a few other facilities.
看好房型之後，就要考慮下內部裝修是否符合你的心意。
全裝修的公寓一般會配有全套的家具，基本廚房設施，餐具，衛浴設施，洗碗機/烘乾機或者其他的設施。
unfurnished
Many tenants prefer unfurnished as being quite mobile. They bring their own furniture and prefer to use their own items. Even unfurnished generally means that carpets, curtains and some white goods (i.e. fridge, cooker) are included.
有很多租客其實會更喜歡沒有裝修的房間，因為可以帶自己的習慣的家具入住。
但是即使是無裝修，一般像地毯、窗簾、或者一些white goods (–大型家電如冰箱灶臺）等是包含在內的。
國外租房關鍵詞
選好房子之後，就到了要交錢籤合同的環節啦。下面這些細節大家千萬要留意清楚！
# 租期 #
fixed term
A fixed term tenancy is an assured short hold tenancy which lasts for a set amount of time.
固定租房期就是房東和租客雙方都沒有權利提前終止租房合同，一般學生公寓租賃都是fixed term哦。
periodic
A periodic tenancy or rolling tenancy is the legal name for a rolling tenancy with no specific end date.
靈活租期一般是滾動的，沒有固定的截止日期，很多私人公寓樓會提供這種選項。
# 押金 #
tenancy deposit
Your tenancy deposit will usually be the same amount as 4 or 5 weeks' rent. It's illegal for your landlord to force you to pay a deposit of more than 5 weeks' rent.
房屋押金一般是必須要繳納的。金額大概會是租金的4-5周金額。在英國超過這個額度的押金一般是違法的。
holding deposit
You might be asked to pay a holding deposit to reserve a property. You usually won't get the money back if you change your mind.Once you've paid the holding deposit you have 15 days（up to a week） to sign a tenancy agreement. A holding deposit can be up to 1 week's rent.
如果特別想要預訂一套房，你可能需要支付一筆定金。
定金如果毀約的話通常是拿不回來的。金額應該是在一周房租的範圍內。支付定金之後，房東需要為你保留15天至一周的房屋。
注意事項
這裡需要特別注意一下，押金的保管不是由房東來操作哦。英國法律規定房東必須將押金放在租客押金保護Tenancy deposit protection轉款帳戶中，並且給你提供相應的序列號series number來證明資金已經入帳了。在退租時，你和房東還需要再次確認所有細節，之後押金保護服務中心deposit protection service會把錢退還給你。
# 帳單 #
bills included
If a room or full apartment vacancy says; 'All Bills included' .it means the chargeable rent will include payment for all amenities; Heating, cable TV, land telephone, internet access, council tax, water, electricity.
租公寓的時候經常會看見「帳單全包」的選項（學生公寓一般都是）。這裡指的就是你除了房租之外不需要再支付任何的費用了，水電、電視、網費等等。非常省心
council tax
Council tax for students. Your property is 'exempt' from council tax if it's only occupied by full-time university or college students. Student halls of residence are automatically exempt.
如果租客是全職學生的話，這筆地稅費是可以免除的。一般學生公寓是自動免除；私人住宅需要填寫一份表格來提交申請。

說了這麼多關於房子的區別，不知道大家最想入住的是哪一種房型呢？

題目關鍵詞拆解：place & relaxed
按照解題思路，我們一定要呈現的兩個關鍵詞：
Place意味著這個地點必須是實體的（不能講虛擬地點比如你遊戲裡的家）；描述的時候一定要有和環境因素相關的細節。
Relaxed可以通過活動、心情對比、環境描述等等來加強。只要是廣義上理解都能合理的內容都可以添加進去。
下面我們就結合前面說到的一些擴展細節，來看一下原創範文吧：
When I think about a place that can bring me peace, I'd like to tell you about the lake house my family bought.
It's in a northern city in China. The temperate is mild and gentle during the summer, so we would spend the whole vacation having fun and relax there.
The house comes with five bedrooms, the place is spacious enough to fit in the whole family; and it's a fully furnished house with all the white goods built inside, so we only need to bring some clothes.
And the best thing of all, the house is next to a tranquil lake, I could take a walk around the river, smell the humid air and soothe my strain nerves.
The reason I felt relaxed there is mainly because of the comfy environment. My body reacts poorly to high temperature; it means I get sick a lot in summer, so to get away from the busy city life and quiet down for a bit in a country house is an excellent choice for me.
